The earlier the design works within Empyrean’s systems, the more accurate our estimates will be at the forefront of the process.

 

 

Architecture firms that engage Empyrean early ensure that we inform the process, determine the appropriateness of our system, and develop 'turn key' costs and schedule.

Estimates include the Empyrean package price (everything Empyrean manufactures), builder costs (erection of the prefabricated shell, finish & site work, labor) and allowances.

Preliminary consultation comes at no cost.

 

 

The Design Agreement moves the project into the Design Development phase.

Empyrean produces 1/4” drawings accompanied by larger scaled drawings of key details at either 1”=1’or 3”=1’.

As an iterative process, firms are encouraged to red-line Empyrean’s drawing sets in the attempt to: 1) reduce the number of changes necessary before entering the CD phase 2) facilitate accurate pricing early on.

 
 

 

15% of the Empyrean package price is due to move the project in CD phase. The contract is signed between Empyrean and the architect’s client.

The construction documents produced by Empyrean are essentially shop drawings, serving as: 1) a set of instructions for the “erector set” our builder shall receive, 2) a set of instructions for Empyrean’s craftsmen in the factory

 

 

At the end of the CD phase and before manufacturing begins, the remaining balance of Empyrean’s package price is due.

The sub-assemblies for the water tight shell are manufactured in the factory while the foundation is being placed on site by the builder.

 

 

Empyrean’s components for the water tight shell are delivered to the site on flat bed trucks. The delivery of Empyrean’s package is timed with the builder’s completion of the foundation.

Erection of Empyrean’s package can take a minimum of 3 weeks.

Interior and exterior finishes, plumbing, wiring, and hvac, are sub contracted out by the builder
